    What Is Stamp Duty?

Stamp Duty Land Tax (SDLT) is a tax paid when you buy property or land in England and Northern Ireland above a certain price. It is calculated on a tiered basis — you pay different rates on each portion of the property price that falls within each band, not a flat percentage on the full amount.

For a £350,000 home, you pay 0% on the first £250,000 and 5% on the remaining £100,000, giving a total stamp duty of £5,000. First-time buyers purchasing a property up to £500,000 benefit from reduced rates: 0% on the first £300,000 and 5% on the portion between £300,001 and £500,000.

This calculator provides estimates based on current SDLT rates. Wales uses Land Transaction Tax (LTT) and Scotland uses Land and Buildings Transaction Tax (LBTT) with different rules. Consult a solicitor for advice on your specific transaction.
